North End

Close to the lake, this area has been getting better and better for awhile. With Pier 4 already being a hidden gem, Hamilton has approved huge development at Pier 8 including several low rise developments with commercial spaces beneath. Ground has already been broken as they move forward with improving infrastructure to accomodate the influx of new living spaces. Lake living with a high walkability factor, and the already improved James Street North corridor make the North End a fantastic place to be looking long term.

Crown Point East & West

Locke street has become a hip, vibrant commercial street, lifting the neighborhoods all around it. The next street that is noticeable in its transition is Ottawa Street. Already boasting a huge textile area, the rest of the street has seen huge improvement with pubs, restaurants, hip coffee shops, butcher and cheese stores and the bustling Farmer's Market on the weekend has made Ottawa Street the next place to be. Homes in the east end in the Crown Point area are still valued well below places like Locke Street and James Street North, meaning getting in now as an investor or family will have a huge long term positive impact on your future home pricing. Don't sleep on this area, and with the LRT still on track it will just bring more value and uplift to the surrounding neighborhoods.

I must admit I love a great turn of the century Victorian style home. These two neighborhoods benefit from both being south of Main Street, and the gorgeous brick homes that populate the street. With pricing still within reach on several of the streets, some cool hidden gems such as Durand coffee and close to the downtown area, those looking for urban experience living with reasonable home pricing should definitely check these neighborhoods out!

For those unfamiliar with Hamilton a quick visit to Gage Park will always impress. A vast green space with plagrounds, a fountain, bandshell, greenhouse, sports fields and more is a welcome respite in the East End. Just to the east of the park are two great neighborhoods, Delta East and West. Beautiful homes in a quiet setting and the proximity to the park make this a sought after area for families. Gage park holds many great events all spring, summer and fall including music festivals, food truck festivals, kid/family festivals and more. Pricing in Delta East is a bit more favourable for first time buyers, but both neighborhoods deserve a good look by anyone checking out the city.

These neighborhoods are a first time homebuyer's and/or investor's dream. With the niehgborhoods improving every year, but homes still being extremely affordable, these cozy wartime homes are ideal for someone looking to get into the market, or buy a single family home as an investment. 

With prices still within reach, Kenilworth set to be the next long term transitional commercial street and the coming LRT, getting into a home in a good neighborhood in Hamilton has never been more affordable.
